Our Standard Rooms offer a choice of either two twin beds or one large super king, designed to suit your stay. Each room reflects the elegance of our Georgian townhouse, with high ceilings and large sash windows that flood the space with natural light and provide charming views of the city.

Inside, you’ll find a comfortable bed and stylish furnishings that create a warm and inviting atmosphere. Modern touches include a flat-screen TV, complimentary Wi-Fi, and Brodie’s tea and coffee-making facilities – all thoughtfully selected for your comfort and convenience.

The en-suite bathroom features a rainfall shower over bath and luxurious Arran toiletries to help you unwind after a day exploring Edinburgh.

Set within a beautifully preserved 18th-century Georgian townhouse, each bedroom is accessed via our traditional Georgian staircase, adding to the character and authenticity of your stay. Please note that we do not have a lift, though our team is always happy to assist with luggage.

FAQs

Check-in is between 3pm and 9pm (later check in available upon request at additional charge of £20 per room).

Check out is by 11am on the day of departure.

You don’t need to provide your confirmation at check-in. However, you must be able to show photo identification and a valid credit or debit card used to make your booking if requested.

Unfortunately we do not have any rooms on our ground floor. As an 18th Century Georgian townhouse we don’t have a lift. If you require accessible accommodation, we recommend the nearby the Premier Inn on York Place.

We offer a light continental breakfast including continental meats and cheeses, toast, cereal & toppers, freshly baked pastries, fruit and yogurt from our bar. Pre-booking is not required. £14 per person.

If you would prefer a cooked breakfast our team will be pleased to recommend restaurants nearby.

Yes, all our rooms have hairdryers

We can provide a fridge in your room. Please contact us in advance to arrange this.

We can arrange a travel cot for babies and toddlers, please contact us in advance to add a cot to your reservation prior to arrival. Travel cots are complimentary, we just ask that you provide own bedding/ blankets.

Early or late check out isn’t always available. Please contact us directly in advance and we will do our best.
Complimentary luggage storage is available after 9am until you room is ready and up to 9pm on your departure day to allow you to explore.

We do not have a lift. Our rooms are located on the first and second floors of an 18th Century Georgian townhouse. Our team will be pleased to assist with luggage. If you have mobility needs, we recommend booking a hotel with a lift to ensure your stay is comfortable.

If travelling by car there is on-street parking available in the areas surrounding the hotel. Secure parking can also be found at the St James Quarter opposite the hotel.

Our quietest rooms are those with a view, which face out across to the Forth and are more peaceful than our street-facing rooms. If you’d like one of these rooms, we recommend booking it at the time of reservation, subject to availability.

No, our rooms do not have coffee machines. Instant coffee is provided alongside a kettle. Our Bar28 is open and serving coffee from 8.30am.

Pets are not permitted to stay at 28 York Place.

No, we cannot add additional beds to our standard rooms. Check out our superior room type if you require additional beds.

The minimum age for booking and staying in your own room is 18 years and over. Under 18’s can stay in a room if accompanied by a parent or guardian.
