Please note that check-in is between 3pm to 9pm (later check in available upon request at additional charge of £12 per room). The check-out time is 11am (late check out may be available for £10 per hour). Luggage storage available after 9am, please enquire for more information.

Most of our standard rooms can accommodate an airbed or a cot for children, and our superior room has a sofa bed which can be made up on request, please contact us to add a sofa bed, airbed or cot to your reservation prior to arrival.

If travelling by car there is on-street secure parking on the streets surrounding the hotel. Secure parking can also be found at the St James Quarter opposite the hotel. Please note we do not have on-site parking.

1. By confirming your reservation with us you are agreeing to our terms and conditions.
2. Full payment is required prior to arrival to the hotel in all circumstances. A valid card must be provided on your booking, where a valid card is not provided we will endeavour to contact you but reserve the right to cancel your booking without notice.
3. Under the Hotel Proprietors Act persons under the age of 18 must be accompanied by an adult.
4. All areas in the hotel are non-smoking. Smoking within the hotel will incur a £250 standard charge being charged to the card used to guarantee your stay. Ashtrays can be found outside the main entrance where smoking is permitted.
5. Cancellation terms are set out in your confirmation, pre-paid reservations will be fully chargeable in the event of changes or cancellation. In the event of a no-show your reservation will be fully chargeable. We advise that you ensure sufficient travel insurance is in place prior to booking.
6. Breakfast is not included in your rate unless stated on your booking confirmation.
7. We reserve the right to cancel your booking at the manager's discretion.
8. If we are unable to accommodate you for any reason we will make every effort possible to find alternative accommodation, in the same standard of property, or provide a full refund for any advance payments made.
9. No booking is considered confirmed without a valid confirmation.
10. In the event that any hotel property or fixtures are damaged willfully or negligently by any member of your party we reserve the right to charge you in full for any costs incurred in making good those items.
11. We accept no liability for any personal belongings lost or damaged in 28 York Place.
12. Discounts are offered to members of the emergency services and armed forces. You must book directly with 28 York Place and not through an online travel agent and show appropriate ID on arrival to be eligible.
13. If you book through an online travel agent (such as Booking.com or Expedia) you may only make changes directly with the agent. We will be unable to amend reservations which are not made with 28 York Place.
